Follow our process to sell your property for the terms that matter most to you
The Bomkamp Team helps homeowners in Northern Indiana and Southwest Michigan. We will share a clear plan with you and communicate regularly from the day of your consultation through the day you close.
What you get with the Bomkamp Team
- A market-informed price opinion and multiple options for selling your property
- Strong negotiation on price, closing date, and the other terms that matter to you
- A plan with a clear timeline so you are aware of all the steps and the order they happen
How does selling a home work with us?
We start with a conversation about your goals and your timeline. Next, we walk through your home and give you a price opinion based on recent sales, and you choose the list price. We sign a listing agreement, prepare the home, list it and set up showings. When offers arrive, we bring each one to you and negotiate the terms you choose. After you accept an offer, we stay with you through the buyer’s inspection, the appraisal and the loan approval, up to closing day. Most financed sales close in about 30 days after you accept an offer.
The steps from first call to closing
Every sale moves through the same eight steps. At each one we tell you what comes next, and we point you to your title company, lender or attorney for the questions that belong to them.
1
Talk about your goals and timeline
We ask what you want this move to do for you, when you need to be out and what matters most to you, such as price, timing or simple terms. Your answers set the plan.
2
Review the price opinion
We walk through your home and compare it with recent nearby sales of similar homes. We show you what those sales say and where they leave room for doubt, because online estimates start from public records and cannot see a new roof or a finished basement. A price opinion is not an appraisal, and you choose the list price.
3
Sign a listing agreement
This written agreement states what we do for you, how long it lasts and how we are paid. We go through it with you before you sign, and you are welcome to have an attorney review it first.
4
Prepare the home
We talk through cleaning, repairs and photos, and we plan showings around your schedule. Which work to do before you list is your call, and some sellers choose to sell as is.
5
List the home and host showings
We list your home in the MLS, the shared database of local listings, and schedule showings. We pass along the feedback we receive from showings.
6
Review offers and negotiate
Each offer comes with a price, a closing date and other terms. We go through every offer with you, and you decide which to accept, counter or decline. We negotiate with the buyer’s agent for the terms you choose, and an attorney can review the purchase agreement if you want one.
7
Inspection, appraisal and the buyer’s loan
After you accept, the buyer’s inspector examines the home, and the buyer may ask for repairs or a credit. We go through the request with you, and you decide how to respond. The buyer’s lender also orders an appraisal, an independent estimate of the home’s value, before it approves the loan.
8
Close and hand over the keys
You sign the final documents at the title company, the neutral company that handles the money and records the deed. The title company answers questions about the closing documents, and we go through the closing figures with you before that day.
Who answers which questions
We are real estate agents. We guide the process and tell you what usually happens next, and a few other professionals answer the questions that belong to them.
Our team
We give you a price opinion, list and show your home, bring you every offer and negotiate the terms you choose.
Your title company
Handles the money and the deed at closing and answers questions about the closing documents.
Your attorney and tax professional
An attorney answers legal questions about your contract and your rights. A tax professional answers questions about taxes on the sale.
Your lender
Answers questions about paying off your current loan and, if you are buying next, about your new one.
What selling costs
Before you list, we share an estimate of these costs, so you can see what to expect.
Our compensation
The listing agreement states how we are paid before you sign it, and we tell you where that payment comes from.
Title company and closing costs
Fees from the title company, plus your share of the property taxes up to the closing date.
Repairs and preparation
The work you choose to do before listing, such as cleaning, painting or repairs. You decide what is worth doing.
Your mortgage payoff
The balance you owe on your current loan is paid from the sale, and your lender provides the exact figure.
Situations we help with
Every sale starts with a different reason. These are the ones we hear most.
You inherited a home
When a family inherits a home, several people often have an opinion and nobody lives in the house. We listen to everyone, walk through the home and lay out the options: fix it up, sell it as is, or consider a cash offer. Your attorney handles the legal side, and you set the pace.
You are downsizing
If you are moving to a smaller home, the order of the two moves matters. You can sell first, buy first or line them up. We put both moves on one timeline and ask what you need, such as your move-out date, before you decide.
You live out of town
If you are selling a home in the South Bend area from another city, we keep you updated by text, call or email, in the way that is simplest for you.

What sellers say
Eric helped my siblings and me sell our mom’s hous[e]. None of us live in the South Bend area so the process needed to be handled via text, calls and email. Eric was well informed about the market and respectful of our need to keep things as simple as possible. He was exceptional with clear and timely communication. […] We are more than pleased with his professional and thoughtful service.

Eric helped us immensely with the sale of our home. He was available when we had questions and helped guide us through a challenging negotiation process. He is high-octane and will go the extra mile for his clients. I would recommend him to anyone looking to buy or sell a home.

Questions sellers ask us
If your question is not here, ask us. We reply within one business day.
How do you decide what my home is worth?
We recommend a range for a list price based on your home’s location, condition and features. The price opinion is based on a combination of replacement cost, the properties that will be our competition when we go to market, and comparable properties that have recently sold. Ultimately, a home is worth what a buyer and seller agree to, so long as an appraiser agrees that the purchase price falls within reasonable bounds.
Do I have to fix things before I list?
No. Some sellers make repairs first and others sell as is. We will talk through your options and their potential trade offs, and you decide what work makes sense.
How long does it take to sell a home?
It depends on the price, the condition of the home and the market. After you accept an offer, most financed sales close in about 30 days, and a cash sale can close even sooner.
What does it cost to sell my home?
Costs include agent compensation, title company fees, your prorated share of the property taxes, any repairs you choose and the payoff of your mortgage. We will share an estimate of your closing costs and net earnings before you list.
What if the buyer’s inspection finds problems?
The buyer may ask for repairs, a credit or a lower price. We will go through the request with you and help you find contractors who can provide quotes as needed, and make recommendations. It’s up to you whether you agree to, counter or decline an inspection response.
Can you give me legal or tax advice?
No. We are real estate agents, not attorneys or tax professionals. We can guide you through the selling process with market expertise and make strong recommendations about what it could take to get your home sold for the terms you’d like. But for detailed legal or tax questions, reach out to your attorney or qualified tax professional. We’re glad to work with yours and can help you find one if you’re not sure where to start.
